Simple. Secure. Verified. A guided tour for hosts and guests
Set up your first guest check-in form in about 5 minutes. You'll be emailed the signed sheet the moment your guest verifies.
Download WelcomeVerify, choose I'm a Host, and sign up with your email, password, and host type. Agree to the host terms, then tap the verification link we email you and sign in.
From your dashboard, tap + Add New Property Check-In Form. Enter the property name and address, your contact info, an optional backup contact (co-host or cleaner), the guest's booking name, and any additional authorized guests (18+) who may arrive first.
Add check-in and check-out dates and times, door codes, WiFi, checkout instructions, disclosures, and house rules, then sign the host acknowledgment.
Add a 4–8 digit selfie backup code and share it with your guest before arrival. If their live selfie can't be verified after 3 tries, but their phone, ID, and location checks passed, they can enter it to finish check-in, and their form is clearly marked "selfie override."
Send your guest the property address, that's what connects them to your check-in form. (Coming soon: a one-tap invite link.)
The moment your guest completes verification and signs, you're notified by email with a copy of the signed guest check-in sheet (PDF), your permanent record. Guest data in WelcomeVerify auto-deletes within 48 hours.
Checking in takes about 3 minutes. Your host gets a pass/fail result only. Your ID and selfie are never shared with them, and your guest check-in record auto-deletes within 48 hours.
Download WelcomeVerify (free), tap I'm a Guest, and enter the address your host gave you.
We text you a one-time code. It fills in automatically from the message.
Type the name the reservation was made under, or a guest name your host authorized (18+).
You decide how to verify: complete everything now that you're at the property, or verify ahead of arrival: scan your ID and take your live selfie early, in good lighting, then simply confirm your location and sign when you get there.
A one-tap GPS check confirms you're on-site before identity verification begins.
Scan your government-issued ID, then take a quick live selfie to confirm it's really you. If a selfie won't read, you get retry tips, and after 3 tries, your host's contact info (and backup code, if they set one) appears so you're never stuck. If you chose to verify ahead of arrival, you complete this step early, then just confirm your location and sign when you reach the property.
Read the house rules and disclosures, then sign: type your name or draw your signature.
Your door codes, WiFi, and checkout instructions appear, your host is notified instantly, and you can save your signed form as a PDF for your records.
